Upsizers Are Back and Are Buying Bigger Homes
Upsizers reclaimed dominance in the UK housing market, accounting for 70.3% of all property moves in Q1 2026 – the strongest share since May 2021. Mortgage usage rose to 82.5%, the highest level in eight years, reflecting renewed borrower confidence as borrowing costs ease. Real‑term house prices have slipped 16% over the past four years, improving affordability for households seeking larger homes. Two‑thirds of upsizers are adding bedrooms while moving an average of just nine miles, indicating a shift toward local upgrades.
