These in‑house production hubs serve as showrooms, event venues and content creation labs, allowing companies to showcase products directly to creators and audiences. Real‑estate broker Nicole Mahalka notes that tenants now ask, “Where can I build a studio?” as a primary lease requirement. The studios also position brands to capitalize on major upcoming sports events such as the World Cup, Super Bowl and 2028 Olympics.
