The U.S. office market posted its third consecutive quarter of net absorption in Q1 2026, the first such streak since mid‑2022, according to NAIOP’s latest forecast. A rare decline in total office inventory—driven by conversions and demolitions exceeding new construction by 3 million sq ft—helped push the vacancy rate down to 11.8%. Demand remains focused on premium, urban properties, especially from technology and finance firms, while overall leasing activity shows early signs of slowing. NAIOP projects another 31.2 million sq ft of net absorption for the rest of 2026 and 30.1 million sq ft in 2027.
